Invitation Homes (NYSE:INVH) Crushes Q2 Estimates and Raises Full-Year Guidance

INVITATION HOMES INC (NYSE:INVH) delivered a strong second-quarter performance that far exceeded analyst expectations, with Core FFO per share of $0.51 crushing the consensus estimate of $0.178 and revenue of $748 million topping the $709.8 million forecast. The single-family home leasing giant also raised its full-year guidance, signaling confidence in its operational momentum.

Earnings Beat Drives Attention

The Q2 2026 results represent a standout quarter for the company. Core FFO per share climbed 5.0% year over year, while AFFO per share rose 5.9% to $0.44. Net income available to common stockholders surged 55.1% to $218 million, driven by robust revenue growth and effective cost management. Key operational highlights include:

  • Same Store NOI growth of 1.5% year over year, underpinned by 1.6% Core Revenue growth.

The results were bolstered by aggressive share repurchases: the company bought back 3.48 million shares for $100 million during the quarter, part of a $600 million repurchase program since December 2025. This capital return strategy, combined with net dispositions of 461 homes at favorable prices, helped lift per-share metrics.

Market Reaction and Price Context

Despite the sizable earnings beat, the stock’s after-market performance was flat, and it has traded modestly lower over the past month, declining 1.76%. The broader market may be weighing near-term headwinds: Same Store Core Operating Expenses rose 1.9% in the quarter, and the company expects full-year expense growth of 3.0% to 4.0%. Additionally, net dispositions of homes reduced the portfolio size, which could temper top-line growth in coming periods.

Still, the valuation gap between private market prices and the stock’s public pricing remains a core theme. CEO Dallas Tanner noted that homes are selling at prices “well above what is implied by our current stock price,” justifying the accelerated buyback program. The company’s net debt to adjusted EBITDAre of 5.4x sits comfortably below its targeted range, providing balance sheet flexibility.

Raised Guidance Points to Continued Strength

Management raised its full-year 2026 guidance, increasing the Core FFO per share midpoint by one cent to $1.95 and the AFFO per share midpoint to $1.65. These increases reflect year-to-date outperformance and confidence in the operating environment. The company also narrowed its Same Store Core Revenue growth guidance range to 1.5%–2.3% while keeping the midpoint at 1.9%, and increased its wholly owned disposition guidance by $300 million to $850 million, capitalizing on favorable private market pricing.

The raised outlook contrasts with a cautious macroeconomic backdrop, reinforcing the resilience of the single-family rental sector.
