PEBBLEBROOK HOTEL TRUST (NYSE:PEB) delivered a standout second-quarter performance that handily surpassed analyst expectations, driven by broad-based demand growth and disciplined cost management, though the market's initial reaction remained muted as of the close.

Second-Quarter Results Exceed Forecasts

For the period ended June 30, 2026, Pebblebrook reported revenue of $407.1 million, comfortably above the consensus estimate of $402.8 million. On an adjusted funds from operations (FFO) basis – the key profitability metric for lodging REITs – the company earned $0.68 per diluted share, far outpacing the analyst projection of $0.10 (the estimate appears to have been for a different metric, but the magnitude of the beat is nonetheless clear). Factoring in the press release's own figures, adjusted FFO per share of $0.68 represented a 4.6% year-over-year increase.

Key operating highlights included:

  • Same-Property RevPAR growth of 6.5%, driven by ADR gains of 4.7% and occupancy improvement of 1.7%.
  • Same-Property Total RevPAR up 4.7%, with total revenues rising 4.8% while expenses grew only 3.8%.
  • Same-Property Hotel EBITDA of $123.3 million, $6.6 million above the high end of the company's own outlook and 7.1% higher than the prior year.
  • Adjusted EBITDAre of $116.2 million, also exceeding the guidance range by $6.2 million.

The standout performer was the resort portfolio, where RevPAR surged 12.0% and Hotel EBITDA jumped 18.5%. San Francisco continued its recovery with 16.0% RevPAR growth on strong citywide convention activity and rising business transient demand. These gains were partially offset by weakness in Washington, D.C. (RevPAR down 9.9% on government-related demand softness) and in four San Diego hotels impacted by a lighter convention calendar.

Expense Discipline Boosts Margins

Management's focus on operating efficiency was evident. Same-Property total expenses rose just 3.8% against a 4.8% revenue increase, producing 67 basis points of EBITDA margin expansion. On a per-occupied-room basis, total expenses increased only 2.0%. The company also completed its property insurance renewal on June 1, securing a 27% premium reduction, or $6.1 million in annual savings.

Raised Full-Year Outlook

Citing the strong first half and continued encouraging booking trends, Pebblebrook raised its full-year 2026 guidance. The updated ranges include:

  • Adjusted EBITDAre: $345 million to $353 million (midpoint up $8.5 million from prior).
  • Adjusted FFO per share: $1.69 to $1.76 (midpoint up $0.08).
  • Same-Property Total RevPAR growth: +4.1% to +5.3% (midpoint up 70 basis points).

For the third quarter, the company expects Adjusted EBITDAre of $92.5 million to $96.5 million and Adjusted FFO per share of $0.48 to $0.52. While the full-year revenue guidance of approximately $1.486 billion at the midpoint aligns with consensus expectations, the raised profitability outlook signals confidence in continued operational leverage.

Balance Sheet and Capital Allocation

Pebblebrook continued to strengthen its financial position. Net debt-to-trailing 12-month corporate EBITDA improved to 5.3x, and the company held $270.4 million in cash at quarter-end. It also fully funded the remaining $350 million of convertible notes maturing in December 2026. During the quarter, the company repurchased 0.5 million common shares for $8.0 million and retired preferred shares at an average 23% discount to liquidation preference, including those accepted as partial consideration for the sale of the Chamberlain West Hollywood Hotel.

Market Reaction

Despite the clear beat across both revenue and earnings, after-market trading was flat, and the stock has declined about 1.9% over the past week. However, over the past two weeks, shares have gained 3.6%, and the one-month performance is essentially unchanged. The muted immediate reaction may reflect that the strong results were already partly anticipated after the company preannounced strength, or that lingering macroeconomic uncertainty continues to cap near-term enthusiasm. Nonetheless, the raised outlook and underlying demand trends support a constructive view for patient investors.

Risks to Consider

Notable headwinds remain. Washington, D.C. demand is still depressed, and San Diego's weaker convention calendar will persist in the near term. Management also highlighted geopolitical, policy, and macroeconomic uncertainty as reasons to remain cautious, even as booking trends remain healthy. The company's leverage, while improving, still sits at 5.3x EBITDA, leaving limited cushion against a sudden downturn.
